Do’s and Don’ts for Increasing Property Value

If you are looking to increase your property value, there are many do’s and don’ts.  Some improvements can look amazing but they will not help your property appraise for more and may actually hurt you when you go to sell.

3 Do’s

A New Front Door

This is the easiest way to give your house better curb appeal.  You want to make a great first impression for potential buyers and this is the first thing that people see when they go to your house.  Do not be afraid to splurge on an oak door with glass panels or a nice new steel door.  Not only will your house look better, but it will be better insulated as well.

Neutral Paint

If you have a smaller house, you want to use light paint on the walls to open the rooms up.  If your house has large open spaces, you can use darker colors to make the rooms cozier.  Stick with neutral colors so that your house appeals to as many buyers as possible.

A Fancy Faucet

Kitchens and bathrooms sell houses.  If you do not have the budget to fully renovate the kitchen, just replace the faucet with something elegant.  The kitchen typically has some of the heaviest traffic flow in the house so you want to make it look like something out a magazine if you can.

3 Don’ts

Pool

Unless you are in Florida, Arizona, or other select markets, a pool is a terrible investment.  Many people do not want to deal with the hassle of winterizing their pool and think about the extra maintenance they will have to perform.  Many parents also fear for their children if they have little ones or are expecting to start a family.  Fear is not a good emotion to evoke in people when they are looking at your property.

Italian Marble

Just because you spent over ten dollars a square foot for marble to be imported from Italy, does not mean your property will appraise for more than if you used a quality in stock ceramic for less than two dollars a square foot.  You also have to take into consideration limited quantities and extra delivery times for special order tile to be delivered.

Expensive/Exotic Landscaping

You do not want to spend a ton of cash for exotic trees or flowers.  Stick with plants and trees that are native to your geographic location.  Water and upkeep for local plants will cost much less and potential buyers realize that as well.  You also do not want to spend a large amount of money on an expensive brick patio set that takes up a large amount of the back yard.  This will not increase your appraised value not matter how cool it looks and many people enjoy having a large back yard with grass.
