The MLS requires you to put a picture of the outside as the first picture of the listing so people may never even look at the other pictures if the house doesn’t have curb appeal. If your house looks run down from the outside but is immaculate in the inside, it won’t matter, people will associate the outside with the rest of the house. You only get one chance for a first impression.
If you are doing a full renovation, start with the outside first. You can even pre-sell a house this way because the neighborhood will notice that you are renovating by a beautiful outside and tell their friends. If you have a tree or bush that hides part of the house, get rid of it or trim it. You do not want bushes or trees that go above any windows. It is best to plant small shrubs and flowers so the house is showcased. A tree close to the house may cover a large portion of the home and make it seem smaller than it really is.
If you have aluminum or wood siding, painting is a cheap alternative to replacing the current siding. It is amazing how a fresh coat of paint can drastically change the look of the house. Even a garage door can be painted if done right and make a huge difference for your curb appeal.
If the driveway is asphalt and is level you should sealcoat the driveway before listing the property. If the driveway is gray or fading, it looks bad and puts a seed in some buyers’ mind that the driveway will have to be replaced. If the driveway is dipping, you might want to upgrade and install a concrete driveway. A concrete driveway does not cost much more than asphalt and is much more desirable. If the driveway is currently concrete and has oil spots and stains, a thorough cleaning job should be done.
This is specifically for online but it is always nice to have a twilight picture for your listing and it doesn’t cost you anything. You want to take the picture right as the sun is going down and have all the lights on in the house. You can get a very unique and beautiful photo during twilight.
